Hastings pub The Fountain has its price reduced again.
A bar that closed last year and was for sale has seen its price slashed for the second time.
The Fountain on Queens Road in Hastings closed its doors and was sealed up in 2025. Originally offered for sale at £365,000, the asking price was reduced to £325,000 in December of last year.

However, this does not appear to have produced the expected results, as the price has been dropped again to £250,000. The Fountain is a three-story building with a basement, ground, first, and second floors.
According to Savills’ property listing, the exterior features “painted rendered elevations beneath a pitched slate tiled roof with wood sash fenestration”. The basement contains a spacious cellar and additional storage space.

An open-plan interior trading space equipped with tables and chairs may seat around 30 clients.
There is a restroom, utility stores, and a little covered courtyard in the back.
The first floor includes a well-maintained professional kitchen, a dishwashing area, a toilet, two large bedrooms, a lounge, and a bathroom. The second level has two bedrooms and one bathroom.
The property is classified as sui generis pub usage, although it is not a listed building, nor is it located in a conservation area or inside any designated flood risk zones.
The estate agents have stated that the property might be turned into a number of uses, provided that planning permission is obtained.

According to Adam Bullas of Savills, “the pub is prominently positioned occupying a corner pitch on a major thoroughfare to the centre of Hastings”.
He also remarked that the accommodation is larger than one might expect, with more than 2,500 square feet of gross internal area.
The bar is located at 93 Queens Road, a key route that connects the town’s seaside to its commercial area.
It is located around 0.3 miles south of Hastings railway station and 0.2 miles north of the A259 beachfront road.
