Plans revealed for 72-home development near Dereham station.
A significant housing development has been announced in a mid-Norfolk town.
Developers Yeinat Ltd are looking for a four-hectare plot of land near Dereham Railway Station to create 72 dwellings and a 77-room care home.
They are now applying for outline planning clearance from Breckland District Council.
According to the planning application, the residences will consist of a mix of bungalows and two-story houses with two to four bedrooms.

Market Town Landlord Slams ‘Broken’ Temporary Accommodation System Access would be via the current door on Norwich Road, opposite to the Malthouse, with a total of 182 parking spaces.
A connecting pathway would connect the development, dubbed Maltings Grove, to the southern end of the road that serves the Old Tannery and Malt House Cottages.
Part of the plans include improving access to the site from Norwich Road and installing pathways.

Breckland businesses receive high food hygiene ratings. The ideas also include a play area made of lumber and other natural materials “to complement the woodland setting”.
The area south of Norwich Road is a brownfield site that was previously industrial.
The proposed care home would include three floors, 77 en-suite beds, and accompanying communal facilities.

According to a design and access statement, “future detailed applications can help ensure the Maltings development becomes a distinctive and well-integrated part of Dereham”.

“We want our development to be a social neighbourhood that fosters a sense of community and provides opportunities for people to meet and enjoy the landscaped setting.”
During a May consultation on the developer’s plans, some homeowners expressed concerns about site access and increased traffic. The application is now being reviewed by planners.
