Almost 40 new homes proposed right next to Park Square Roundabout in Sheffield.

Plans have been filed to Sheffield City Council for a new residential development that may include roughly 40 dwellings close outside the city centre.

The project calls for the development of 39 apartments and studios on Broad Street, near to Park Square Roundabout.

The location is now occupied by a dilapidated building, the former bar Ye Old Harrow. According to a planning document, the building is in “a very poor condition” and must be removed as part of the reconstruction.

The property already has prior planning clearance (22/02156/FUL) for a seven-story structure with 57 residential flats, residential amenity space, and a commercial office.However, the most recent application reduces the extent of the development.

The adjustment was undertaken to “meet current Building Regulations and Standards, including Fire Safety.” As a result, the building’s height has been reduced from the originally allowed seven storeys with a five-storey step-down to five storeys with a four-story step-down.

The updated proposal consists of 39 apartments: 37 one-bedroom units and two two-bedroom units. Council officers have set a decision date of December 9.
