New Edinburgh neighbourhood to the west of the city including 957 homes and hotel approved by councillors.

Councillors approved a new Edinburgh suburb to the west of the city, which will have 957 residences and a 172-bedroom hotel.

According to those behind the plans, the Edinburgh Gateway initiative presents a one-of-a-kind opportunity to revitalise this former industrial site on Turnhouse Road, which spans 15.5 acres.

The new neighbourhood seeks to provide a variety of uses, comprising 957 residences, 35% of which are affordable, as well as a new hotel with 172 guestrooms.

In addition, ground-floor retail, commercial, and community uses are envisaged, as well as the development of new public space and a station interface with accompanying landscaping, infrastructure, parking, and access plans.

The proposed housing would comprise affordable housing for all tenures, as well as accessible family homes and Build to Rent (BTR) apartments. BTR envisions dwellings designed specifically for rent rather than selling.

A rain garden is suggested for the northern park area, as well as wildflower meadows, tree planting, a formal playground, lawn, and picnic spots. Additionally, two additional civic squares are planned.

Stuart Black, Summix city’s development director, stated, “The approval of this planning application for Edinburgh Gateway will create one of Scotland’s most exciting and well-connected neighbourhoods, representing a significant investment in the capital.”

“By redeveloping one of the city’s remaining substantial pieces of brownfield land into a brand-new, sustainable mixed-use community, Edinburgh Gateway will help to address the city’s well-publicised housing crisis.

“We look forward to continuing to work with the local community and council officers, as we progress the delivery of the development.”The development masterplan identifies seven development sites.

Plots 1 and 2 will be used for private sale houses; plots 3 and 4 will be used for BTR dwellings; and plots 5 and 6 will help to meet the city’s affordable housing needs. Plot 7 will house the new hotel.
