Plans revealed to restore Edgware’s historic Railway Hotel after years of decline.

A historic building in Edgware may soon be renovated and reopened as part of huge redevelopment plans.

The Railway Hotel, built in 1931 and Grade II listed in 2003, has been vacant for years and was severely damaged by fires in 2016 and 2021.

It has been listed on Historic England’s ‘Heritage at Risk’ Register since 2013. Edgware Limited, a firm owned by local investors and developers, has revealed plans to restore the building and rebuild the Forumside property.

The project’s landing page reads: “Welcome to this dedicated project website, where you can learn more about the emerging proposals for the renovation of The Railway Hotel, and redevelopment of the land known as the Forumside site, to the rear.”

According to the suggestions, the Railway Hotel will be reopened as a community hub.

The proposal includes about 750 new dwellings near Edgware tube station, new business space both inside the listed building and throughout the site, and a large landscaped park called Fairfield Park, which includes play areas, rain gardens and new walking pathways that connect to the station.

Sustainability is also a key priority, with plans for green roofs, ecological corridors, rainwater systems, and air source heat pump heating.

Edgware Limited commented: “Our plans seek to deliver what local people want – shown through over 2,200 people signing a change.org petition in 2016 – which is to protect this heritage asset.”

The Railway Hotel itself would be renovated to create “a vibrant, accessible, and community-oriented destination for people to enjoy,” complete with flexible event spaces, food and beverage outlets, and office space. Two rounds of public consultations are planned.

The first runs from September 8 to September 26, with two in-person drop-in exhibitions at Shishikunj Bhavan, 25-27 High Street, Edgware, on September 11 from 3pm to 8pm and September 17 from 3pm to 8pm. A second consultation will occur in November.

The proposals coincide with other large Edgware regeneration initiatives, like as plans to revamp the Broadwalk Shopping Centre.
