Several big Dundee planning projects could see significant progress by 2026.
Several developments, including housing schemes, stores, business spaces, and restaurants, could begin or be completed within the next 12 months.
Here are nine important developments to watch in the coming year.
1. Housing at former furniture business
The Harrison Road factory of JTC Furniture may be replaced by new residences and businesses.
Following its announcement of a transfer to Dunsinane Estate earlier this year, the company intends to destroy the site and construct a mixed-use complex.
A planning application was submitted to the council in October.
2. Ikea store
A new Ikea “plan and order” store will open at Kingsway West Retail Park in the former Harveys Furniture premises next to Tapi Carpets.
The Swedish company is planning an £80,000 refurbishment of the unit, although an opening date has yet to be determined.
Dundee City Council approved signage plans in April, with work to begin within three years.
3. Hilltown Indoor Market housing
The long-vacant former Hilltown Indoor Market property may be about to undergo a big facelift.
Councillors approved plans for 131 homes in 2024, which include a mix of one- to four-bedroom apartments and houses.
The Springfield-led development also comprises four retail spaces. The market building was devastated by fire in 2018 and thereafter demolished.
4. Dundee FC stadium
The decision on Dundee FC’s proposed stadium at Camperdown Park may be decided in 2026.
The planning application, presented in February 2024, requests clearance for a 12,500-seat stadium, as well as a crematorium, hotel, and residential complex. With the final planning meeting for 2025 delayed, the earliest decision will be made in January.
However, a date for the council to consider the ideas has yet to be announced, and the project has already experienced delays.
5. Kirkton Community Centre
Construction on a new Kirkton Community Centre may begin.
The facility will be erected on the site of the current community centre, which is scheduled to be demolished.
That structure has been fenced off for months, but it still stands. The new centre will feature a multi-purpose hall, sensory room, community cafe, and food storage.
6. Hotel and wedding venue at former orphanage
A new hotel and wedding venue in the former House of Grey orphanage may open in 2026.Plans to renovate the home on the city’s northwestern outskirts have already been approved.
A building warrant for £500,000 of work was issued in December, with project supporters stating that they hope to open in the summer of 2026.
7. Liquid nightclub student accommodation
Plans have been granted for student housing on the former Liquid nightclub site in Dundee’s city centre. The suggestions include the demolition of the building, which was previously listed for sale with permission in place.
The building remains standing and for sale, with no activity underway on the site.
8. Riverside McDonald’s restaurant
Earlier this year, plans were cleared for a new McDonald’s on Riverside Avenue. This was despite almost two dozen objections to the ideas.
An opening date has yet to be set, but some preliminary work has already begun on the site.
9. Eden Project
The Eden Project Dundee, which will be built on the site of the old gasworks on East Dock Street, received planning clearance in the summer of 2024.
The initiative still relies largely on obtaining tens of millions of dollars in funding. Earlier this year, chief executive Andy Jasper stated that the project was swiftly approaching stage four of the design phase.
No major construction has yet been done on the site, but could 2026 be the year when the development begins to take shape?
