As Wales’ capital spreads westward, another 184 dwellings will be created.
The next £55 million phase of the Plasdŵr residential complex in Cardiff will begin this summer in a joint venture between Edenstone Group and Codi Group.
Edenstone, a private residential developer based in Magor, and Codi Group, the largest social housing provider in Wales, have received reserved matters clearance to build 184 units at the Plasdŵr complex.
Plasdwr is a £2 billion development project that would build a new suburb on what were previously green fields to the north west of Cardiff, eventually providing 7,000 dwellings.
The approved Porth yr Awen development will include 127 open-market dwellings and 57 affordable housing.
The current phase of Plasdŵr is projected to be finished by December 2030. Edenstone Operations Director Chris Edge stated, “Securing reserved matters consent is an important step forward for our partnership with Codi and Plasdŵr.”
With Wales’ housing supply still under pressure, developments like these are critical.

The proposal will include a variety of one, two, three, and four-bedroom residences and flats.
Approximately 30% of the development will be earmarked for affordable housing. This will offer both intermediate rental and low-cost home ownership choices.
Edenstone is one of Wales’ major privately held residential developers, with mixed-tenure projects underway in south Wales and the west of England.
The Codi Group is Wales’ largest provider of housing, care, and support services.
It now administers over 25,000 homes in Wales and plans to build more than 4,500 more homes over the next five years.
It was formed in 2024 by the amalgamation of the housing associations Linc Cymru and Pobl Group.
