Plans for Colchester Road HMO in Ipswich to expand submitted.

Plans have been submitted to enlarge an existing house of multiple occupancy (HMO) in Ipswich by two rooms.

Ipswich Borough Council has received plans to convert the house at 313 Colchester Road into an eight-bed HMO.  The proposal calls for reworking the ground level to accommodate two more occupants.

All bedrooms will be huge and have their own private ensuite bathroom, with planners claiming that while all of the bedrooms are spacious, a reduction in social space is permissible.

The planning papers say: “It is not in doubt that the proposed larger HMO will provide a good standard of accommodation for future occupiers.” The developers addressed the parking issue, which many HMOs experience, by stating:

“The parking requirements document does not define an expected minimum number of places for an eight-bedroom. “The key difficulty was how to meet the expected parking standards while creating no perceived detriment to highway safety.

“As the minimum parking standard is an expectation, there will not necessarily be the requirement for the number of spaces provided – however, a solution to the potential issue has now been identified.”
